The Steam Packet Company says services to Heysham may face disruption because it can't use its usual linkspan.
In an update on Facebook, the ferry firm says number 1 berth is out of use and so freight takes longer to load and unload.
It also says foot passengers have to use coaches to get on and off vessels because the berths don't have passenger facilities.
It's apologised for any inconvenience.
