Plans have been drawn up for a new cruise terminal in Douglas Bay.
Ellis Brown Architects is proposing new cruise ship berths able to take on the largest possible vessels, as well as an entertainment area and 1,500 parking spaces.
Meanwhile, it would also include a new lagoon permanently filled with water for leisure crafts.
The company believes the project could be self funded as a commercial development.
