Unused office space in Douglas could be turned into apartments, if planners give the go-ahead.
Riverside Valley Ltd of Port Soderick has applied to transform offices at Nunnery Mill on the Old Castletown Road.
It says the market has changed since the building was first made into offices with more demand for residential property.
And the planning application says the development already has a car park that can be used by residents.
