A new office building in Peel will be built off the ground - to avoid flooding.
G and J Investments of Patrick Street in the town has applied for permission to demolish the existing building on the former gasworks site on Mill Lane.
In its place will be a sandstone office block with a slate roof.
But after the site flooded in 2017, the company says it'll build the ground floor raised around a metre from its existing level.
