A Ramsey company has unveiled its vision of the future for Port Erin's Marine Biological Station.
The site on Breakwater Road already has permission in principle for redevelopment.
But Delgatie Ltd of Castletown has applied for detailed permission for exhibition space, shops, apartments and a restaurant.
In its application, it says it would demolish the existing building and reuse the materials to create a new structure.
