A developer's come back with amended plans for a former hotel in Port St Mary.
Hartford Homes, based in Middle River in Douglas, has asked permission to demolish the Bay Queen Hotel on the village's promenade.
In its place, the company wants to put up two buildings containing a total of 45 apartments and a small restaurant.
It's now amended its original planning application, which was submitted in June.
