Plans have been put forward to create a new six-storey multi-purpose building in the heart of Douglas.
If approved, it would include office and retail units, along with 11 residential spaces at 42-50 Duke Street.
It would also include demolishing the existing structures at the site.
The proposals are now subject to approval.
