Plans for a £25-million complex including an 80-bed hotel and seven-screen cinema in Douglas have been submitted.
The site, known as Quayside North, would also house three restaurants, 20 apartments, four retail outlets and a six-storey car park.
It would be based at the former Lord Street bus station in the capital.
The proposals have been submitted by Kane Ltd - if approved, work could begin on the site in early 2019.
