Plans have been unveiled to transform a light industrial unit into five new homes.
Nick Cooper of Douglas has applied for permission to turn Stanley Court on Second Avenue in Onchan into residential units.
In his application, he says the unit has lay empty for more than a year and reusing it rather than demolishing it would be better for the environment.
The proposals include off-street parking an charging points for up to 10 electric bicycles.
