Special measures will be put in place to protect bats if planners give permission for new tourist accommodation in St John's.
Mark Watson of Glyn Moar House on Glen Mooar Road has applied for permission to convert five disused outbuildings on the site into tourist units.
The Manx Bat Group found a number of brown long-eared bats in barns during a survey, although no maternity roosts were spotted.
As a result, a number of bat boxes will be put up in trees and on buildings to help protect the flying mammals before work starts.
