A multimillion pound redevelopment including a cinema, flats, shops and bus centre in Douglas have been recommended for refusal.
When the planning committee sits next week it'll consider plans for the former bus station site on Lord Street from Cronkbourne company Lord Street Development.
The proposals include a 12-storey building containing 85 flats, a multiscreen cinema, office space, 12 commercial units, a bus information centre, public toilets and bus driver welfare area.
But planning officers say the application should be turned down because of a lack of affordable housing and open space.
The planning committee is due to sit from 10am on Monday, March 2.
