Plans have been put forward to create a public cafe and joinery workshop in Douglas.
The proposals also include the creation of a showroom and retail area - at an existing warehouse at Ivy House on Head Road.
Petromanx Holdings Ltd. who has put forward the application say the public coffee place could improve amenities across the industrial estate.
It adds that - subject to approval - it could create more jobs in the area.
