A company's submitted a planning application to turn a disused quayside site in Peel into a boutique hotel.
Lanz Limited would turn the former garage and showroom on East Quay, into a 21-bedroom hotel and nine apartments.
The company says as part of the scheme the commissioners' Castle Street Gardens would also receive a major upgrade.
In its application the company says the gardens would become an attractive and accessible public space linking Castle Street, St Peter's Lane and East Quay.
