Plans have been lodged to create nearly 40 new flats in Douglas.
Permission is being sought to create 37 of them in the area of numbers 31-39 on South Quay.
South Quay Commercial Ltd. - which has put forward the proposals - says along with the apartments there would also be a commercial block made up of retail outlets, offices, a gym and a wine bar.
If approved, it would also see the demolition of Trafalgar House and the industrial units currently at the site.
