Planning approval is being sought for seven bungalows and five garages in Sulby.
The bungalows would be built in the field next to The Ginger Hall Hotel on Ballamanagh Road.
Five of the houses will have garages and another will have a bicycle shed.
As part of the development, four groups of trees will have to be removed to make room for the building works.
The application has been submitted by Architecture.im - on behalf of Foxfield Ltd - and will be private sector housing.
Solar panels, bird and bat boxes, and wildflower gardens are also planned as part of the development.
