A pub in Port Erin could become the Island's next branch of Subway, if planners give the green light.
Mannin Retail has applied for permission to convert the Haven on Station Road into a convenience store.
In its plans, the company says the shop would include a hot food deli - and a Subway with seating area.
It describes the pub as "under-performing" and says the proposals would improve the building and boost the local economy.
