There are fresh plans to convert the former Newson’s buildings on Douglas’s North Quay into a restaurant, apartments and shop.
Number 28, the retail space of the old outdoor goods supplier, is described as being in a 'very poor' structural condition - with the only option being to demolish it.
Developer Kelman Ltd is now seeking permission to replace it with a four story building containing a small retail unit and residential townhouse.
It would also include a roof terrace.
Planning approval to demolish and rebuild the other attached properties on the site, numbers 22 & 23 and 25 & 26, was granted in June.
The company’s plans to redevelop the whole site were previously refused in 2022, due to the fact it involved the demolition of registered buildings.
