Plans have been submitted for a 14-storey development in central Douglas - including flats, a cinema and bus terminal.
Wyyttavin Limited of Ramsey has applied for permission to build on the Lord Street car park site.
Its proposals include a four-screen cinema, office space, shops and restaurants and 85 apartments.
The company says it would also incorporate parking spaces for residents.
