Investigations are underway to determine the cause of a fire in Douglas in the early hours of this morning.
Firefighters were called to Victoria Road at 4.38am after reports of a boiler fire.
On arrival they found the fire had been extinguished by water coming from a heat damaged pipe.
The boiler was made safe and a fan was used to ventilate the property from smoke and fumes.
