New plans have been submitted to transform a building in the centre of the capital into a 64-bedroom hotel.
The Royalty Building on Walpole Avenue in Douglas would be turned into a massive hospitality venue under the proposals from Hesketh Investments.
In its application the company says it's struggled to find a tenant for the building, which is currently offices.
But its new plans would see the site become a hotel featuring a restaurant, bar, and rooftop spa.
