Planning permission is being sought to turn an old building in Douglas into a new family friendly hostel.
It's hoped the building in Murrays Road, built in the 1800s, can be turned from bedsits into tourist accommodation.
An application has been submitted by owner Nelly Christian, of Woodbourne Road, who purchased the property in December.
At the time the building didn't meet fire or safety regulations, had dry rot and 'serious structural issues'.
If plans are approved 11 bedrooms will be created - eight en-suites - as well as a communal kitchen, BBQ area, dining facilities for 30 people, a bike storage room, launderette and a small bar.
In the application it says the entire ethos of the operation - which it's hoped will achieve a four star rating - is based on 'economic sustainability, efficiency and environmental friendliness'
However the applicant has revealed that despite their 'wish to appeal to all potential visitors' the corridors and fire doors will be too narrow for wheelchairs - something which can't be changed.
