A Braddan building firm has applied for permission in principle to build homes behind a busy Douglas pub.
Kinrade Construction says it wants to build on a plot of empty land behind the Queens Hotel on Queens Promenade.
The company's applied to change the use of the land to allow it to build split-level homes.
It says although the site is part of the town's conservation area, it's also in a predominantly residential area according a local plan dating back to 1998.
