A plan to redevelop a derelict hotel in the south of the Island has been turned down after an appeal.
Fort Island Developments had applied to transform the Golf Links Hotel in Castletown into a new hotel and 40 flats.
The proposals were turned down and the company launched an appeal - but has now been told it won't be granted permission.
Planners say the development would have had an impact on the environment, landscape and wildlife and the work would have defied a strategic policy which directs developers to build in towns and villages.
