Flooding on the Isle of Man looks set to cost £3.7 billion in damage over the next century, according to the Department of Infrastructure.
It's published its national strategy for sea defences, flooding and coastal erosion to the year 2036.
In the document, it says the south-east - which includes Douglas - could face a £2 billion bill for surface, tidal and river flooding as well as coastal overtopping in the next 100 years.
The strategy is due to be laid before Tynwald during its January sitting.
