A developer in the south of the Island says it wants to create 10 new industrial units on an estate in Ballasalla.
BNC Properties, based in Shore Road in Port St Mary, has applied for permission to convert an existing building into smaller units.
The building on the Balthane Estate would be split into individual industrial spaces, with new roller shutters and doors.
The former Wilson And Collins Steel Fabricator building could then house a variety of smaller companies.
