An Onchan garage that shut earlier this year could be bulldozed under new plans.
Haydn Minay, on Church Road, and a house next door would be flattened and replaced with up to six new houses.
The garage closed in April, after 54 years in business.
Marion Minay of Douglas has submitted the planning application for the redevelopment.
