A high-profile development in the south of the Island could get a yoga studio and other facilities if planners give the green light.
In its application, company 34 Moves says it wants to turn a large commercial space on the on the ground floor of the Bay Queen Hotel flats in Port St Mary into smaller units.
The firm says potential future uses could include include a yoga studio, cafe and function room.
And it says the site already has 22 car parking spaces available for users.
