Infrastructure Minister Tim Crookall says he won't know how much the Liverpool ferry terminal actually cost until next year.
Douglas North MHK John Wannenburgh asked a question for written answer about the total cost of the facility.
Mr Crookall said leasing the land from Peel Land and Properties cost £3.5 million, and other fees cost another £167,500.
But he said the final cost of building work is worked out 65 weeks after construction finishes - and so he won't know the price tag until next year.
