A pub in Port St Mary could become flats, if a new planning application is successful.
Red Pen Ltd of Church Road in the village has applied to demolish the Bay View Hotel and build apartments in its place.
The pub closed some years ago and in its application the company says renovating or converting the property would be too expensive.
It adds the development would include parking spaces for residents.
